The reason why we offer Rough and Final grade certificates was due to the past experience of home owners with grading contractors and other survey companies.  See below for some case studies that made us include this service for our customers.

Customer Case Study 1

After finishing his final grading the home owner called the survey company that the builder used to provide the rough grade certificate.  They ask for $360 and a waiting time of 3 weeks.  After finishing the survey, the city inspector stated in his report that the final grade needs major modification and requires another survey. The survey company asked the home owner for another $360 to do another survey.

In addition to doing the survey and the grade certificates, S-Cubed Engineering point’s out to the home owner the grades that need to be fixed, so that they can be fixed before the city inspector does his visual inspection.  If the city inspector states that another survey is needed then S-Cubed will do the second survey for FREE.

The home owner wanted to do the final grade by himself, so he called the survey company that the builder used for the rough grade certificate in order to come and stake the lot (put pieces of wood marked with the elevation of the final grade).  The home owner paid $340 and a waiting time of a week.  After finishing the final grading the home owner called S-Cubed to do the final grade certificate.

Customer Case Study 3

After doing so many surveys, we have seen a lot of grading contractor’s work.  They range from the very good to the bad and the really ugly.  Below is one example.

The home owner contacted S-Cubed to do the final grade certificate after the grading contractor told her that he finished the final grading.  After arriving at the house, it was obvious that the grading contractor did not do the grading at all and all that was done was that the topsoil was spread over the lot.  S-Cubed told the home owner that it makes no sense to do the survey as it will certainly fail the inspection.  The home owner was shocked to know that she was taken advantage of and was very upset.  S-Cubed instantly got the home owner in touch with a reputable contractor that was able to fix the grading within 2 days and S-Cubed finished the final grade certificate the next day and by the end of the week the city approval was granted.
